How Our Five-Step Process Works

1. Request an Estimate
Send us the address, square footage, listing photos or listing link, and your preferred timeline. We’ll review the home remotely and recommend an appropriate staging scope and investment.
2. Review the Proposal
You’ll receive the recommended rooms, 60-day pricing, extension rate, and available installation dates. The scope can be adjusted before you proceed.
3. Complete the Planning Visit
We visit the property to take measurements and photos, confirm access, and finalize the furniture plan. A $125 planning fee applies only when the staging project is not booked.
4. Confirm the Installation
We send the agreement and invoice to the responsible paying party. The installation date is reserved once the agreement is signed and payment is received.
5. Installation and Photo Readiness
We install and style the selected spaces so the home is ready for professional photography and market launch.

Can payment be made at closing?

Do you stage lower-priced homes?

Yes, when the recommended scope and investment make sense for the property and its likely market position.

Why stage where few homes are staged?

Fewer staged competitors can make a professionally presented listing more noticeable online and in person.

What if the listing agreement expires while the home is staged?

Any reimbursement arrangement between the agent and seller should be documented using brokerage-approved language. Cozy Corners is not a party to that agreement.
