Curb appeal is one of the most important items on your to-do list as you ready your home for sale. This is the first and last impression a buyer will have of the home before leaving to view another property. Make sure it stands out from the rest by following these following tips
PAINT
Ideally, the whole house should be repainted if patching won’t do. As a budget friendly alternative, you can paint the front of the house to still ensure it still has that curb appeal it needs to leave a positive impression.
FRONT DOOR
Doors are statement pieces and can be painted strong colors (not neutral). Review other homes in your neighborhood to make sure that the door ‘fits in’ with the community feel and consult with your stager if you should paint your door.
WINDOWS
Ensure all windows (inside and out), bug screens and / or awnings are cleaned.
ROOF REPAIRS
Broken roof tiles and/or torn or cracked shingles should be replaced
WALLS
Any cracks in the walls or foundation should be addressed and painted as needed
LIGHTING FIXTURES
Replace any outdated light fixtures and ensure all yard lights match.
KEEP IT TRIMMED
All overgrown bushes, weeds and trees should be trimmed and well maintained through listing period. Ensure bushes do not grow to obstruct any window views
LANDSCAPING
Remove any dead plants or bushes and shrubs and make sure that any flower beds are well manicured and attended to show pride of ownership
SWEEP
Sweep all areas on your lot ahead of showings
COB WEBS
Get rid of any cob webs around your house.
GUTTERS
Clear gutters of any debris
PRESSURE WASH
Home / walls, driveway, pathways, sidewalks and iron fences. Be careful to test the areas first as power washing can chip paint and leave damage
OIL SPILLS and TIRE MARKS
If significant, you will want to remove oil spills and tire marks as this topic will otherwise likely come up during negotiations
CARS
Remove all vehicles off-site ahead of showings if possible. Remove any large vehicles from the garage as these tend to make garages look small
KNICK-KNACKS OF ALL KIND
Any toys and other knick-knacks should be removed.
REPLACE ANY TIRED FURNITURE
Indeed, if you have an opportunity to extend the living quarters outside on to your front yard, we encourage you to do it. However, be sure that any furniture outside is updated and in good order. Remember to limit accessories however.
